This service is designed specifically for tenanted properties, giving landlords peace of mind while tenants are in place. We attend on your behalf to conduct a professional, independent inspection and provide a clear picture of how your property is being treated and maintained.

A room-by-room assessment of the property’s present condition while tenanted, focusing on cleanliness, damage, wear and tear, and how the property is being looked after.

🧰 Maintenance & Repairs Summary
We note any visible maintenance issues—such as mould, leaks, cracks, appliance faults, or signs of neglect—and flag anything that may need urgent attention or future monitoring.

🏡 Tenant Care Observations
General impressions of how the tenant is maintaining the space, helping you gauge tenant suitability and reduce end-of-lease surprises.

📸 Photos of the Property
Clear, dated visuals of each area inspected to support your records or assist in any future disputes.

🗓️ Flexible Scheduling & Report Delivery
We liaise with you to arrange access and deliver the report on the same day as the inspection.

⚠️ Rebooking Fee – Important Notice

If we are unable to access the property at the scheduled time due to issues such as tenant no-shows, access not being provided, or incorrect entry details, a $100+GST rebooking fee will apply to cover the additional attendance and rescheduling costs.
